Development Manager at Paramus

The Companys retail portfolio comprises roughly 100 assets enclosing more than 20 million square feet in 16 states and Puerto Rico. Properties included enclosed regional malls, power centers, neighborhood centers and single-tenant buildings. Mall tenants include department stores, theaters, in-line shops, restaurants, kiosks, carts, other revenue-generating activities and outparcels. Power and neighborhood centers include big boxes, junior boxes, other shops, grocers, gas stations, outparcels and other revenue-generating activities. The Company has multiple development and redevelopment projects underway at all times. It also acquires and sells properties.

Primary Duties and Responsibilities:

The successful candidate will manage all phases of development and construction of retail properties throughout the US and Puerto Rico and must be able to:

  • Build and manage multiple teams of outside designers, builders, attorneys and other experts
  • Develop and manage relationships with government agencies at all levels
  • Create and negotiate Landlord work letters
  • Create and maintain development pro forma schedules including operating projections, complete development and budgets and returns
  • Create and maintain construction budgets and schedules
  • Bid, negotiate, and execute design and construction contracts
  • Manage in-house design teams to create development scenarios meeting financial goals
  • Provide testimony at public hearings.
  • Negotiate developers agreements, utility easements, brownfield reimbursement agreements, PILOTs and similar arrangements
  • Work closely with leasing, property management, and accounting teams
  • Interact with tenants and tenant consultants
  • Underwrite potential acquisitions
  • Read and understand documents related to the planning, entitlement and construction of new developments and redevelopments
  • Read and understand existing leases and other agreements as they may affect proposed developments or redevelopments
  • Interact with utility companies
  • Negotiate with union business agents

Education/Experience:

  • Bachelors degree, in architecture, engineering, or construction
  • Professional license a plus
  • Five to eight (5-8) years experience in real estate development with a strong emphasis on designing and building retail projects
  • Thorough knowledge of the land use entitlement, development, and construction processes
  • Knowledge of design and construction technology related to site work, structure, MEP, and roofing sufficient to recognize potential issues with design and/or construction in progress
  • Familiar with workplace safety and able to recognize and address issues before they become problems
