Real Estate Portfolio Property Manager at Paterson

New York management firm seeks full-time North Jersey-based property portfolio manager of retail, commercial, residential, and warehouse properties.

Job Responsibilities (including but not limited to):

Tenant liaison
Supervise capital improvement projects
Coordinating repairs and other work requests with maintenance staff & vendors
Communicating with vendors and contractors concerning scheduling, billing, vendor relations and certificates of insurance.
Knowledge of OSHA laws and regulations; compliance with all code requirements
o Oversee Permit/Inspection Processes
o Prompt removal of building violations
Management of 12+ maintenance staff
Review and approval of invoices; ensure that A/P invoices are submitted to the corporate office for payment, handle light petty cash.
Produce monthly management reports & develop annual budgets
Implementation of Marketing and Events and Promotions
Supervise capital improvement projects
Document appropriately, communicate situation with supervisor/Human Resources Director, and oversee employee monitoring and staffing
Oversee marketing and leasing efforts:
o Utilize marketing strategies to secure prospective residents.
o Ensure properties are rented to fullest capacity at maximum market rates
o Cooperation with 3rd party brokers to negotiate and enforce leases
Generate necessary legal action, documents and process in accordance with State and Company guidelines; represent company in Landlord Tenant Court and cooperate with attorneys for fact finding and defense
Provide support to staff to encourage teamwork and lead as an example in creating a harmonious environment.
Represent company with professionalism at all times
Represent company at public and private events and functions.

Responsibilities, tasks, skills, and descriptions are in no particular order of frequency or importance. Property Management activities are dictated by various factors including time of year, market conditions, vacancy rates, and corporate objectives.

Job Requirements:

Minimum three years of experience as an on-site property manager
NJ Real Estate License
Valid Drivers License & Personal Vehicle
Excellent Organization & Communication Skills
Proficient with computers, Microsoft Word, Excel, Outlook
Knowledge of OSHA laws and regulations.
Availability & willingness to work evenings and weekends as needed
On call for emergencies
2nd language required; Spanish preferred
Experience with Skyline (or other property management software) a plus
